Listed below are a few mixed-use sites that Shear Engineering Corporation provided designs for: Lee Farm First Subdivision; Loveland, Colorado Lee Farm First Subdivision is 246.86 acres consisting of a mix of estate lots, single family lots and condos/patio homes totalling 866 units. Lee Farm First Subdivision will contain a community center and a convenience/commercial area located near the center of the project. The following is a summary of the planned land uses:
Shear Engineering Corporation provided the design for the utility (water and sanitary sewer) layout, drainage system, street designs, parking lot design, and proposed grading for the entire site. This project is located within three (3) City of Loveland drainage basins. Detention is required for all basins. This project is Green Friendly with bike paths and connections to the City's existing trail system.
Old Town North; Fort Collins, Colorado Old Town North is a commercial/residential subdivision in the City of Fort Collins, Colorado with an area of 45.03 acres. This mixed-use development project will consist of 3 phases. Phases 1 and 3 consist of the residential portion of the development. Phase 2 consists of commercial development in the future. Phase 3 will occur after the delineation of the Dry Creek floodplain and the future realigned Vine Drive. Phase 1 development was completed in 2005. This is a beautiful development with open space and a 10 ft wide trail along the south portion of the property which goes through a wetlands and natural area then intermingles with the detention ponds.
Dakota Ridge Village; Boulder, Colorado Dakota Ridge Village is a multi-use subdivision in Boulder, Colorado. Dakota Ridge Village is a 57.4 acre site on the extreme north side of Boulder near the intersection of Highway 36 and North Broadway. Dakota Ridge Village was designed in two phases. Phase 1 of Dakota Ridge Village consists of 32 single-family lots, 46 multi-unit lots, 100 apartment units, several commercial pads, a civic site and a park site. Construction began November 2000.
Phase 2 of Dakota Ridge Village Subdivision consists of 32 single-family lots and 46 multi-unit lots on 57.4 acres. The Highway 36 and North Broadway intersection improvements were designed in association with Dakota Ridge Village for the City of Boulder. Approval authorities included the Colorado Department of Transportation (CDOT) and the City of Boulder. Improvements included the removal of an existing “slip ramp” to accommodate a local access to the Dakota Ridge Village Subdivision, a new southbound Highway 36 right turn lane, the northbound North Broadway left turn lane into Dakota Ridge Village Subdivision, and complete intersection re-striping to bring the intersection up to current CDOT standards. Mill Village Subdivision; Longmont, Colorado Mill Village is a proposed mixed-use residential and commercial development in Longmont, Colorado. Mill Village consists of four filings. Shear Engineering provided designs for Filings 2, 3, and 4. The total Mill Village site is approximately 58.68 acres. Filing 2 consists of 46 single-family homes, 14 townhomes and 5 commercial lots ranging in size from 1.16 acres to 2.02 acres, all on 22.3 acres. Filing 3 consists of 18 single-family homes, 54 duplex lots and 4 commercial lots ranging in size from 1.42 acres to 2.02 acres, all on 19.86 acres. Filing 4 consists of 47 single-family homes and 12 townhomes on 9.21 acres. |
