                                    Lee Farm First Subdivision—Loveland, Colorado Lee Farm First Subdivision is 246.86 acres consisting of a mix of estate lots, single family lots and condos/patio homes totally 866 units.  The project will contain a community center and a convenience/commercial area located near the center.  The following is a summary of the planned land uses:

                                    Shear Engineering Corporation provided the design for the utility (water and sanitary sewer) layout, drainage system, street designs, parking lot design, and proposed grading for the entire site.  This project is located within three (3) City of Loveland drainage basins.  Detention is required for all basins.  This project is Green Friendly with bike paths and connections to the City’s existing trail system.

                                    Old Town North—Fort Collins, Colorado
                                    Old Town North is a commercial/residential subdivision in the City of Ft Collins, Colorado with an area of 45.03 acres.  The mixed-use development project will consist of 3 phases.  Phases 1 and 3 consist of the residential portion of the development.  Phase 2 consists of commercial development in the future.  Phase 3 will occur after the delineation of the Dry Creek floodplain and the future realigned Vine Drive.  Phase 1 development was completed in 2005.  

                                     This is a beautiful development with open space and a 10 ft wide trail along the south portion of the property which goes through a wetlands and natural area then intermingles with the detention ponds.
